Re: Katz on Main

Ad valorem taxes are supposed to derive from the fair market value of a property. A parking lot downtown would have a higher market value than an identical parking lot in Dodson. However, a good part of market value has to do with the use of the property. The Plaza gets top rents for its retail spac...

^Glad to hear some of the plastic waste issue will be addressed: "The menu isn’t the only thing to getting an upgrade, [Amtrak VP Robert] Jordan said; that food will be served on china again, with real flowers in vases on the tables." Re: 69 Highway

One cheap improvement to US69 would be to add a connection from southbound BV Pkwy (Metcalf Cutoff) to northbound US69, alleviating neighborhood cut-through traffic around 119th from the shopping districts near the Metcalf corridor. The ramp should be steeply banked and take up just a smidge of land...

Re: COVID-19 Casualties

La Mediterranee was on the Plaza, corner of 48th and Pennsylvania (down the street and a world away from the House of Toy). It and Jasper's were THE restaurants in the late 1970s after River Quay blew up. Then in the early 1980s, Tatsu's opened and the Hyatt opened with Skies and Peppercorn Duck Clu...

Re: COVID-19 Casualties

^ Wow. Tatsu's was an institution in South KC and the Leawood-MH-PV suburbs. Huge 1980s scene. (And neither the décor nor menu have really changed since the 1980s). I remember many winter-break evenings during the late 1980s and early 1990s, seeing alumni and parents from high school (SME '86). This...

Re: General Amtrak Discussion

^ Regarding the dining car -- I did not know that Amtrak had furloughed its cooks (sad), but on the Autotrain as of last week, someone was downstairs cooking steaks with baked potato to order. All of the other options were microwaved. BTW, only one seating (of the four usual Autotrain seatings) took...

Re: Baseball stadium on the IRS campus site?

Would this big proposed budget increase for the IRS boost employment here in KC? $8 billion more per year proposed for auditing. 90% of returns are electronic. The 10% of the returns that are paper account for more than 60% of the tax/ revenue. The paper returns have to be closely scrutinized after...

Re: wtf is happening to w. 39th?!

3822 Summit is for sale for $5 Million. I would say this would make a good multi-family renovation, but the price is very high and the building is pretty small (in my view) to justify the cost. https://www.loopnet.com/Listing/3822-Summit-St-Kansas-City-MO/22429958/ https://images1.loopnet.com/i2/if...

The Main Street side has tenants in both spaces: Bank of America in the northeast corner and Evergy in the southeast corner. The retail space on the second floor that overlooks Baltimore Avenue is vacant. None of the 1KCP retail spaces allows for direct entry -- all access is via the lobby. The buil...

Re: We are getting a new airport!!!

Has there been any news about airport lounges? I read today that capital one is looking to build more and make them open to non-card members and focus on shorter trips. Based on their two picks so far, we probably don’t have enough traffic, but a new exclusive build might be appetizing. I believe t...

Re: We are getting a new airport!!!

Nick Cave is a HUGE get -- he is one of the major darlings of the art world today. He also has deep, local ties. I coveted his early soundsuits (should have bought one!)

The NY arts magazine Bomb did a feature on him a while ago:

Any reason why SW is getting boiler and MEP upgrades? https://kcmsd.ionwave.net/PublicDetail.aspx?bidID=2150&ret=CLOS&pg=0&bidNumber=&title=&type=&org= I would be the first to celebrate if the KCMSD re-opens Southwest as a competitive school/ high school. Re: Oak Park Mall Update

^ Having high-quality public school options is a major stumbling block for core KCMO, even when the parents are open to private schooling. My newly arrived Doctor friend lives in the SME district, but her kid is going to a private school nonetheless. She looked at Brookside, but because the other pa...

Re: 13th and Grand tower

Interesting note about twisty towers in KC. In 1981 a 60 story twisty tower designed by Harry Weese was proposed by Trizec somewhere around Union Station. Design was ahead of its time and certainly would have changed KC dramatically. During sophomore year of high school in 1983, one of the teachers...

FWIW a recent East Coast arrival into KC who hits all the "desirable" retail signifiers (high income, young, professional, starting a family) was SHOCKED when I took her to Halls recently. She had been told by the other young MDs that she HAD to drive to Oak Park Mall for all shopping, in particular...

Some relevant pics in the album below, including two shots of the final run of the Country Club streetcar line on June 22, 1957.
