^Hopefully not the case but that's what land squatters say. Yeah, past behavior is a good predictor (even though the leadership has changed). They've been sitting on vacant parcels on the east side of Main for a very long time -- long enough that they put Stretch sculptures on it when he was trendy!

Don't forget that the dialog around HOA should be very different now that O'Neil is funded and will have improvements (direct I-35 to US-169). The big question from that is does MoDOT still think they need HOA as part of their system (probably but maybe not), especially if it's brought down to grade...

The current model of streetcar is about the same weight as a fully-loaded tractor trailer. If a viaduct is handling over-the-road freight it can certainly handle streetcar.

TDD can’t work anymore for an E-W route? Not on its own anywhere else. It's been looked at. Nothing new to report. Not enough real estate value or retails sales to cover the high capital cost and the operating cost. The city's contribution to the TDD is now legislatively capped at $2 million/year. ...

There won't be any expansions beyond Riverfront and Main Street until there's a source identified for local operating costs. This is essentially just planning for regional funding. The infrastructure bill -- if it's actually approved -- will only provide capital and they won't give it without a clea...
