Re: COVID19

Found this statement on Reddit. Have no reason to believe it’s not true We just looked at a house for our son with the seller names being a young boy and a girl Trust. The parents are deceased. Get vaccinated. This is what I don’t understand, adults being so deep in the rabbit hole they don’t care a...

Re: Affordable Housing

Detached, SFH in large parts of the core of the metro are still selling below 200k -- I cannot reconcile this divergence with rents continuing long-term. Either houses go up to a 300k price floor or apartments come back down to 1000/ month. Quoting myself LOL. I think SFH houses in the core are goi...

Re: OFFICIAL: Power & Light District

I think they were laughing at overstated economic impact reports. Mostly seeing kids rides on Grand. I think it was a fine family event honestly. Those people are crazy. If the same impact could be seen every weekend that's $50 million per year. That's better than a Best Buy in terms of annual sale...

Re: Phase Three Streetcar Expansion

How are you going to get to Troost from UMKC without going to 63rd via Brookside Blvd or Country Club ROW You mimic the Riverfront line extension. The train travels south on Brookside to UMKC stop and doubles back and turns to MLK This provides a stop at Rockhill, 4 blocks away. It's nicely positio...

Re: Affordable Housing

In another thread recently I alluded to the streetcar being a waste of money, and this discussion provides an excellent snapshot of why. Hundreds of millions of dollars are being spent to upgrade a bus route into a fancier version of itself. That's real money that could have been spent on real prob...

Re: Downtown Baseball Stadium

Stating that because of space? North loop could get a lot more space to work with if the North loop goes away. Not really For a minimum of 600x800 to put in a stadium Delaware would need to be removed and the streetcar realigned The trench is about 350 feet wide. Down to 7th is plenty long to get 6...

There could be 30 million unsold and 100 million unoccupied properties in China

That’s basically one home per ten people in the country.

Is the 4 Light announcement still happening soon? Nothing planned I know of. Disappointing that they said it was coming then Under promise, over deliver should be more common. Look at the side of the Blackstone. The sign says "Coming 2005" in March 2019. https://www.google.com/maps/@39.103488,-94.5...

Re: OFFICIAL: Port Authority Riverfront Project

I am 100% on the let's built less parking bandwagon. However, its a chicken and egg problem with useful regional transit and/or bringing jobs and amenities downtown. We are sub 1 space per bed now which is progress. There's transit to the area today and the location isn't important enough to be lis...

Re: Downtown Baseball Stadium

I'd hope we could aim a little higher than what St. Louis downtown has accomplished. Again I'm not trying to say there is going to be a full blown shopping trip along with going to the game but promised foot traffic could help push a retailer that is already interested with our residential populati...

Re: OFFICIAL: Power & Light District

We now have a carnival on Grand. Rerouting buses 2 whole days before it even is open to the pubic this weekend. We still can't get signs upstream alerting people on Grand to reroute. Great coprogramming. Bocelli and a carnival. The barriers were likely from a subcontractor who only gets paid if the...

Re: OFFICIAL: Port Authority Riverfront Project

Parking is already overbuilt. Let’s add more and dilute the $25 million transit investment. And yet the authority has parking as the very first and second FAQ items https://kcstreetcar.org/about-streetcar/faqs/ It's also worth pointing the owner of the land and the primary funder of the streetcar e...

Re: Downtown Baseball Stadium

If a retailer knows they have 18-25k people 81 days a year guaranteed to walk by their place and then add in our normal downtown population? I mean I wouldn't expect a shopping mall to pop up but I'd think it would help pique the interest of a retailer. Do people go shopping before a game outside o...

If you don't spend enough time in the building you can get refund a on the e-tax, even if you're officially based out of the building.

It would be a hard argument for Cerner to make.

Baltimore Ave now filling in nicely with an urban canyon view, just needs a few more buildings adapted at ground floor to entice foot traffic. If there were a good cap park along Truman with ground level retail/restaurants I think it would rival P&L. P&L fronts Truman, really hope it wouldn't rival...

Re: OFFICIAL - Main Street Streetcar Extension

https://onlinepubs.trb.org/onlinepubs/circulars/ec058/14_02_Pham.pdf Looks like it’s both in one, or could be. Since that’s 20 years old I bet this is more an idea of what was implemented. The 2000 edition of the NFPA 130 3-1.5 reads (in part) as follows: 3.1.5 Blue Light Station 3-1.5.1 A location ...
