Re: Phase Three Streetcar Expansion

The due dilligence was already done when NextRail study was completed and the Trolly Trail was deemed the most feasible. Anyways just sharing this for no particular reason that I saw on Twitter the Streetcar account responded to. Cool yes, but more development potential elsewhere. https://pbs.twimg....

Re: Four Light

No way there isn’t a massive fight with the next project over incentives. I thought the city and cordish already agreed on incentives for all the towers at the same time back with the original agreement. Basically the city funds most of the parking structure or something like that. Yes, there is a ...

Re: Phase Three Streetcar Expansion

It makes more sense to double back along existing track then cut over on MLK, then right on Troost down to 63rd st and supplementing TroostMax. Any study would need to determine if that woudl be perferrable over the Trolley Trail to Brookside that was previously evaluated in NextRail. Note, it didn'...

Re: One North Development

Thanks Chris. That location could use a grocery store. I used to just go up to 64th st. to grocery shop when I lived downtown, this would definitely be a lot closer for the people downtown or NKC compared to there or the Englewood Hyvee. The only sort of grocery store in all of NKC is the Save a Lot...

Stating that because of space? North loop could get a lot more space to work with if the North loop goes away. Not really For a minimum of 600x800 to put in a stadium Delaware would need to be removed and the streetcar realigned The trench is about 350 feet wide. Down to 7th is plenty long to get 6...

Dealership has a multi year lease. Won’t be developed for a while Lease is up in 2022, it just says 3, 1 year renewal terms. Not clear if its sold if the new owner could decline those options. Typically leases require mutual consent to renew. https://www.loopnet.com/Listing/3200-Main-St-Kansas-City...

Re: 2023 KCMO Election

In my opinion, and feel free to disagree, there is a distinction between creating "affordable" housing for low income workers versus dealing with transient/homeless individuals who may not necessarially want to seek help and in fact may like being homeless or camping in public areas. Both are very ...

KCBJ says Fareway still considering previously approved re-development plan. In addition, they are looking at additional stores in KC near Liberty. Details to be released in comming months. I would hazard a guess that it would go in the Valley View Shops by Andys and future Whataburger & QT. https:/...

Re: Downtown Baseball Stadium

I read the Star's articles today on the Downtown stadium. Generally was supportive and I thought their analysis was interesting. However, I don't know who suggested the immediately south of the Performing Arts Center location, but there is no way it would fit unless you raized 2 blocks of existing s...

What the phuque are you talking about? Not quite sure how to respond to someone who apparently earnestly thought that post was about mail and not this board's frequent preoccupation with aesthetics over addressing actual social problems. - You don't know me, you make broad assumption about the whole...

Not sure what you are trying to say? Yes the mail is important. Hence: USPS lost $87 billion over the past 14 fiscal years—including $9.2 billion in fiscal year 2020—and expects to lose $9.7 billion in fiscal year 2021. There are programs to help people out with rent. More should be done. But good l...

Re: Downtown Baseball Stadium

How so? I've never been to Cleveland but IMO the Cardinals game day experience is much better than the Royals and I'm a Royals fan. I've been to STl, Denver and Clevland (plus a bunch of other non DT stadiums like Angles, LA, Houston, Arlington, Milwaukee, ATL). Clevland is well integrated into the...

How is this able to go up but not Strata?
They have an deep pocketed anchor tenant (FSL). Once somebody signs a lease that allows the developer to begin financing of Strata, Strata will be built.

Agree on the $45 psf rents; why should those artifically high rents be charged and subsidized by the city? Go rent the W&R building if you want to pay top dollar. I consider myself a YIMBY or whatever, and absolutely think that TIFs can be a strong form of government provided incentive to get more d...

Condos don't really sell. Especially high end ones. The Plaza Heights SFH residential development is trying to add some new construction to the mix. Tudors still have mutilple units for sale. 4646 Broadway unit has been for sale for 200 days. As discussed here, financing for a new construction condo...
