Subway is really only big enough for EXACT to buy. Too small for standalone development. Rents are too low to build tall without incentives.

I am 100% on the let's built less parking bandwagon. However, its a chicken and egg problem with useful regional transit and/or bringing jobs and amenities downtown. We are sub 1 space per bed now which is progress.
